Deemed Conveyance

A legal mechanism allowing a flat owners' association to compel a developer to formally transfer land and building ownership, where the developer has failed to do so voluntarily.

Where a developer delays or refuses to execute a conveyance deed despite having sold all units, deemed conveyance provisions in some states let the owners' association approach a competent authority to have the transfer effected without the developer's active cooperation.

This protects flat owners from being permanently dependent on an uncooperative or defunct developer for full legal control over their own building and land.
