Easement Right
A right that the owner of one property has to use, in a limited way, a neighbouring property — such as a right of way or right to light.
An easement lets a property owner do something on, or restrict something on, a neighbour's land for the benefit of their own property — common examples include a right of way to access a landlocked plot, or a right to unobstructed light and air.
Easement rights can arise by express grant, by long, continuous use over time, or by necessity, and disputes commonly arise when a neighbouring owner tries to block or restrict an established easement.
