Encumbrance Certificate

An official record showing whether a property is free from any registered legal or financial liabilities, such as a mortgage, over a specified period.

An encumbrance certificate, obtained from the sub-registrar's office, lists all registered transactions affecting a property over the period requested — helping a buyer confirm there's no existing mortgage, prior sale, or other charge that could affect clear title.

A "nil encumbrance" certificate is generally what a buyer or lender wants to see before proceeding with a purchase or loan against the property.
