Registered Sale Agreement
A sale agreement (agreement to sell) that has been formally registered with the sub-registrar, giving it stronger legal standing than an unregistered one.
While an agreement to sell doesn't itself transfer ownership, registering it creates a stronger, publicly recorded claim over the property, making it harder for the seller to fraudulently sell the same property to someone else in the interim.
Buyers making substantial advance payments under an agreement to sell are often advised to get it registered specifically for this added protection.
