Registration of Documents
The formal recording of a property document with the sub-registrar's office, required by law for most transfers of immovable property to be legally effective.
Registration creates a public record of the transaction and is compulsory for most property transfers (sale, gift, and leases beyond a certain term), giving the transaction legal effect and making it enforceable and admissible as evidence.
An unregistered document, where registration was legally required, generally cannot be used to prove the transfer of title in court, even if genuinely executed.
