Sale Deed

The primary legal document that transfers ownership of an immovable property from the seller to the buyer, once registered.

A sale deed is the conclusive document evidencing transfer of title in a property — it must be signed by both parties, attested by witnesses, and compulsorily registered with the sub-registrar to be legally effective.

Before signing, buyers typically verify the seller's title through earlier deeds, an encumbrance certificate, and other property records, since a sale deed can only pass on the title the seller actually holds.
