The actual usable floor area within the walls of a flat or unit, excluding the thickness of walls — the measurement RERA requires developers to quote.
RERA standardised how developers must state a unit's size, requiring quotes in carpet area rather than the more inflated "super built-up area" that used to include shared common spaces, making it easier for buyers to compare projects fairly.
Understanding this distinction matters directly for price comparison, since the same quoted price per square foot can mean very different actual living space depending on which measurement is used.
