Occupancy Certificate (OC)
A certificate issued by the local municipal authority confirming a building has been constructed as per approved plans and is fit for occupation.
An OC is issued after the local authority inspects the completed building against the sanctioned plan, confirming compliance with safety and building norms — without it, occupying the building can technically be treated as unauthorised.
Buyers should confirm the OC is obtained (or will be obtained) before taking possession, since its absence can also cause difficulties with utility connections and future resale.
