Eviction
The legal process by which a landlord removes a tenant from a property, which (except in narrow situations) must be done through due process of law.
A landlord generally cannot forcibly remove a tenant on their own, even if rent is unpaid or the agreement has expired — eviction typically requires following a legal process, often before a Rent Controller or civil court, on recognised grounds such as non-payment of rent, bona fide personal need, or unauthorised subletting.
Self-help eviction (cutting off utilities, changing locks, forcibly removing belongings) can expose a landlord to legal liability of its own.
