Rent Agreement (Leave and Licence)
A short-term agreement, usually for 11 months, under which an owner permits a tenant to occupy premises without creating a formal, registrable lease.
The 11-month leave and licence structure is widely used precisely because it typically avoids the mandatory registration requirement that applies to longer leases, while still giving both parties a clear, written record of the rent, deposit, and terms of occupation.
Despite being called a "licence," such agreements still need to be carefully drafted, since disputes over deposit refunds, notice periods, and maintenance are common.
