Power of Attorney (Property)
A document authorising another person (the attorney) to act on the owner's behalf in matters relating to the property, such as sale or management.
A power of attorney is commonly used when the property owner cannot be physically present — for instance, an NRI owner — to authorise someone they trust to sign documents, manage, lease, or even sell the property on their behalf, within the scope defined in the document.
Courts have repeatedly clarified that a power of attorney alone, without an accompanying registered sale deed, generally does not by itself transfer ownership of immovable property.
